A comprehensive refurbishment of an older office building following vacation by a long term single tenant. Alchemy Asset Management advised the private client on various development options before settling on a preferred route, for which planning consent was subsequently secured from the London Borough of Islington by delegated powers, without needing to go to Planning Committee.

Designed by Buckley Gray Yeoman and being built by Conamar the scheme involves a comprehensive refurbishment of the whole building, removing all fossil fuels and transitioning to an all-electric heating and cooling system.  The space will be delivered to a high-quality Cat A finish with new end of trip facilities and other amenities including a large roof top terrace and pavilion for tenant use.  A stunning new façade will be added to the building, with the granite from the old façade being recycled to create a terrazzo floor inside the building.

Sustainability targets are EPC A and BREEAM Excellent.  The scheme started on site in early 2026 and is due to PC in summer 2027.
